A long-empty former food outlet may be given a fresh start as developers seek permission to convert it into a house in multiple occupation (HMO) alongside new commercial space.
Planning papers show the building, once a Chinese and fish and chip shop, has been left derelict with part of its first floor missing. The proposal would reinstate this structure, creating four bedrooms sharing a single bathroom.
The applicant has said the design keeps the shopfront active by reserving part of the ground floor for Class E commercial use, though not as a takeaway. The rear of the property would become a kitchen and shared living space, with upstairs housing the bedrooms.
No on-site parking has been included in the plans, with developers arguing the location is well served by buses and tram links.
Documents submitted with the application state: “The proposal reinstates a derelict property, provides good quality shared accommodation for four residents, retains Class E commercial use at ground floor to maintain the active frontage, manages refuse and cycling on-site, and makes use of an accessible urban location.”
The scheme has been put forward by JCD Architecture and Planning, with council planners set to consider it in the coming weeks. Residents can view and comment on the plans via the local authority’s planning portal.
