Construction has started on 33 new apartments close to Rochdale railway station as part of wider regeneration plans around the borough’s transport hubs.
The development, located at the corner of Maclure Road and Station Road, will deliver a mix of one and two bedroom homes for private rent. The site was previously occupied by a furniture shop and supermarket, which have now been demolished.
The scheme will be built by Oak Construction Projects and will include a six storey apartment block alongside four commercial units on the ground floor. The development is designed to meet net zero standards.
Funding for the project includes nearly £1 million from the Greater Manchester Combined Authority brownfield land fund. It forms part of Rochdale Council’s rail corridor strategy, which aims to create up to 7,000 homes and commercial space around five railway stations in the borough.
The apartments are being built within walking distance of the Station Gardens development, where 81 homes are currently under construction on a former retail site. That scheme received £15 million from the government’s Community Regeneration Partnerships Fund and will include a range of family housing.
The wider regeneration of the area around Rochdale railway station also includes plans for a new public square, an improved station entrance and additional park and ride facilities.
Councillor Danny Meredith, cabinet member for regeneration and housing, said: “Transforming unused brownfield sites into new homes around key transport hubs is a major priority for us, and we’re already seeing change on the ground with Station Gardens and this project now both under way and being delivered.
“Situated on the doorstep of Rochdale railway station, which offers easy links to the rest of our borough and into cities likes Leeds and Manchester, and also just 10 minutes’ walk from Rochdale town centre, which has been transformed in recent years, I‘m confident that these new homes will prove very popular.”
The scheme is being delivered by Rochdale Development Agency on behalf of the council, with architects and quantity surveyors Leach Rhodes Walker and designers Safer Sphere involved in the project.
Construction is expected to take around 12 months to complete.
