Old pub could be converted into new flats

A pub in Newhey could soon be transformed into flats following a decline in customers.

The Cedar Tree Bar and Grill has seen a drop in custom over recent years, sparking the owners to submit plans to convert the building into flats. According to plans submitted by Rachel Gamer, the Haugh Fold site would be turned into seven new flats.

If approved, the three-storey stone building would comprise two, two-bedroom flats and five one-bedroom flats.

The outside appearance of the building would remain largely unchanged, according to planning papers. This is to preserve its architectural character and to make sure the building remains in keeping with the area.

In justifying the reasons for the proposal, planning papers read: “The Cedar Tree Bar and Grill has experienced a significant decline in patronage, reflecting a broader national trend of decreasing pub usage.

“The community’s social needs will continue to be met as the Newhay area has several other restaurants and pubs, including The Bulls Head, Newhey Lodge Sports Bar, Char and Bank Chambers, and Top Bird.

“There is a recognized need for additional housing in Rochdale, particularly affordable flats for young professionals and small families.

“The property’s proximity to public transport, schools, and local amenities makes it an ideal location for residential use.”
