Plans for a new retail unit and two flats next to the Mark Twain pub on Whitworth Road have been given the green light by Rochdale Council.
The scheme, submitted by Shafqat Siddiq, relates to land between 135 to 137 Whitworth Road and the Mark Twain pub, as well as a neighbouring building already owned by the applicant.
Under the approved plans, the ground floor will be used for retail or commercial purposes, with storage space provided at lower ground level. Two self contained flats will be created across the first and second floors.
Planning documents prepared by Core Architectural Studio state that the development is intended to provide modern accommodation while responding to demand for affordable housing in the area. The submission describes the proposal as a high quality building designed to sit comfortably within its surroundings.

The site sits within a mixed use stretch of Whitworth Road, characterised by a combination of homes and commercial premises. The design includes a blend of traditional and contemporary elements to reflect the character of nearby buildings.
According to the application, the scale and layout of the building have been shaped to limit impact on neighbouring properties. Measures include consideration of privacy and daylight levels for surrounding residents. The overall massing has also been adjusted to avoid overdevelopment of the plot.
Alterations are also planned to the adjacent property owned by Mr Siddiq. These include removing first floor windows, changes to the internal layout and relocating the soil and vent pipe system. All works are expected to comply with planning and building regulations.
The public right of way between the new development and the Mark Twain pub will remain in place.
