New homes approved for Kirkholt

Rochdale’s largest housing estate is about to get even bigger now plans for more homes have been approved.

The Kirkholt estate will get a new 23-home apartment block and five terraced houses off Queen’s Drive. The developer, Mosscare St Vincent Housing (MSV), says all the homes would be available for social rent (around 60 per cent of market rates).

The idea behind this scheme is to bring ‘much-needed’ affordable housing to the area.

MSV is a not-for-profit Registered Provider who own and manage almost 9,000 homes across Greater Manchester, Lancashire and West Yorkshire. 

The apartments would all be one-beds and the terraced homes would contain four-bedrooms each.

The site where the homes will be built currently sits empty. An old block of flats used to sit on the land next to the A664 (Queensway), but it was demolished in 2009. 

It was used as a temporary space by Kirkholt Medical Practice for a short time before the health centre got its permanent digs down the road.

Planning papers read: “The application site is a prominent site within the local area. The intention is to create a high-quality sustainable development that addresses housing needs and meets the needs of the local community.

“This proposal has been developed in response to an identified local demand, helping to reduce anti-social behaviour issues and the various problems associated with the site in its disused state.

“By redeveloping the former brownfield site, we plan on increasing the benefits of its regeneration by utilising vacant land and delivering affordable homes for local residents.

“MSV’s vision for this site is to create a secure outward looking scheme for social rent. They want to provide housing, with the aim of creating a balanced community and to promote tenure diversification in the area.”

Plans for a new community garden, to compliment the scheme, were also approved last month. It would be run by Q Gardens, a community group that already operates in the Kirkholt area.
