Hundreds of new houses, new public green space and 140,440sq ft of employment floorspace has all been earmarked in a massive redevelopment scheme.
Plans for 314 new homes on land to the north and east of the Stakehill Industrial Estate in Middleton have officially been tabled. The proposal includes a mix of housing to the north of the site, with the employment area to the south separated by green spaces, fishing ponds and footpaths.
Developers, the Milne Trust, say this scheme will create a ‘safe sense of place’ where people can live and work simultaneously.
Planning papers read: “A key objective of the proposals is to deliver a scheme that creates a safe sense of place and a well-balanced mixed community where residential and employment uses can co-exist.
“This will be achieved by offering a range of different house types and sizes which reflect local needs but with a clear focus on delivering high quality family housing.

“The employment area lies south east of the fishing ponds and is to be visually screened from the residential areas as far as possible by a combination of site levels and woodland buffer planting.
“The development will integrate with the surrounding developments to create an inclusive character.”
The developer believes this scheme could create significant economic, social and environmental benefits to the area.
If approved, the homes would be accessed by Slattocks Roundabout via Bentley Avenue. The industrial units would have a separate access point off Finlan Road and Stakehill Lane to the south.
The plan would be the first of many developments coming to the Stakehill area, which could eventually see 1,680 homes and 150,000 sqm of industrial and warehousing floorspace built over the next two decades.
The Stakehill site is a vital part of the Atom Valley Mayoral Development Zone in Rochdale and Bury, which has the potential to provide 20,000 new jobs and 7,000 new homes overall.
